Product Warning Page - before add to cart

Some products might have some special conditions such as not to be used by children, etc. It would be great if you could enable a product warning page for specified items to display any product-specific notes after the add-to-cart button is pushed, sort of an agree-to-our-terms page but for specific products. other products would not trigger this warning page

We developed something like that in our store.
We use a checkbox option "terms agreement" with a link that opens a popup if user wants to read terms.
If not checked when "addtocart" regular error message will be shown.
