Any one know how to set member price (log in price) and guest price?
sig up as member can get member price.
not a member (guest) will get normal price.

you can do something like that with discount associated to customer groups.
This is if you need just a flat discount on all your catalog. As alternative you can evaluate Pricelist Pro commercial extension (maybe with some modifications).

This is not feasible currently, with standard features. You should try to check among commercial extensions but I never saw a similar one. If you are considering a flat discount anyway, you could think to add a banner advertising the benefits of the membership and their discount.
Otherwise you should hire a developer to develop the extension for you.
