Maintenance Mode shows blank page

Hey Guys.

OC2.3.0.1

Struggling here, if I put my store into Maintenance Mode I just get a blank page.

The store appears fine for Admin, but if I log off then all I get is a blank page. This is with multiple browsers. Firefox, DuckDuckGo, Edge, IS, Safari etc

This is the code from maintenance.php

Whenever you just get a blank page, the next step is to check the error logs:
