Rental site suggestion?

I've been asked to do a site for a spanish property rental company. Its not a massive site, maybe only 20 rental properties but they would like the option to show online availability and also to be able to add new properties easily. I've used Opencart for a store recently and could see a way to fudge opencart to work but is there a better solution that anyone has come across.

I'm pretty new to open source software but having used opencart for the first time am amazed by it and the open source world.

I'm also looking for something similar for a friend of mine. He's looking at drupal but it seems 1000 times harder to config then opencart and I've been searching all over google for a opencart mod with an availability calendar but turned up nothing thus far. Did you have any luck?
